What is a Pre-Inspection & Is It a Good Idea When Selling?

What is a Pre-Inspection?

A pre-listing inspection is done by a home seller prior to listing their home. Its primary focus is to reveal any potential problems and make a seller aware of any repairs that may be needed. The inspection focuses primarily on proper functioning of major systems and components of the house including heating and cooling, electrical, plumbing, roof and structure, siding, doors and windows.

What is the purpose of a pre-inspection?

A pre-inspection gives a seller important information to consider so they are not caught off-guard with potential issues that may affect the transaction later. When the pre-inspection is complete, the seller will receive a report with inspector recommendations and have time to fix any issues that may show up later.

How could a pre-listing inspection save a seller money?

Although a pre-inspection is paid for by the seller, it could save money in two ways. By being aware of and disclosing issues upfront, a seller can adjust the sales price (if repairs are not made) and let it be known that those factors have already been taken into consideration and are reflected in the list price. This, in effect, takes those issues off of the negotiation table. The other way it might save money is that it puts the seller in control over repair costs if they do choose to repair items.

Do I have to get a pre-listing inspection?

No. A pre-inspection is not required. Sellers sometimes choose to do an inspection prior to listing to avoid surprises during the transaction. The drawback is that if issues are found, you may need to disclose them to potential buyers.
