 Step #1: Understand Your Home Value. 

You’ve likely made a lot of memories in your home. With so many memories attached to the home, it can be easy to think it’s worth more than it actually is. A common mistake that homeowners make is overvaluing it. Your first step should be to determine what your home is actually worth.

A local  REALTOR® can help you determine how to price your home. They’ll take into account recent home sales and current market conditions to figure out a good price point to bring in buyers. 

Step #2: Find the Right Listing Agent.

A great listing agent is an invaluable asset when you sell your home. Listing agents not only handle your listing agreement, they help promote, show and sell your home. They’ll also make sure your home doesn’t spend too much time on the market.

Do not be afraid to talk to multiple agents. A real estate transaction takes time. You want to trust and like the REALTOR® you are working with.

Step #3: Depersonalize & Declutter Your Space. 

Sure,  you may love that hot pink bedroom, but will potential buyers? Removing personal touches like bright paint colors and pictures allows buyers to envision themselves living in your home.

Make your home as neutral as possible by removing unusual paint colors & packing up family photos. Redecorate with as much generic appeal as possible. This should also include a thorough de-cluttering such as clearing kitchen counters & hiding kids toys and/or pet bowls. 

Step #4: Decide Which Repairs to Make.                   

•Paint. Touching up paint is one of the cheapest and easiest home repairs you can make.   
•Bathroom & Kitchen Fixtures. Clean kitchen & bathrooms are a must. If any of the plumbing is leaky, schedule repairs. Also, consider some minor updates to faucets & hardware.
•Lighting. This is a powerful asset because it can change the way a room looks. Make sure bulbs are working & open blinds to let the sun shine in.
•Touch up the exterior. Many potential buyers will do drive-bys. If they don’t like the way the outside of your home looks, they may never schedule a time to see the inside. Pressure wash, mow your lawn, put a fresh coat of paint on the front door if it needs it, and either plant or put some colorful flowers in decorative pots.
Although repairs aren’t required, there are some you should consider.  A home that’s in great condition will get a higher offer.
Step #5: Get Rid of Odors.     
     

You might not notice the odors in your home because you’ve gotten used to them, and even though they are easy to fix, they can be a turn-off for buyers. Hide litter boxes, use an air freshener, wash and/or replace pet beds and toys. Other odors to watch out for – musty smells, which could signal mold or mildew, and smells coming from your sink or disposal, which may indicate a plumbing problem.

It is crucial to clean and deodorize your home thoroughly before you put it on the market. Bad smells & dirty bathrooms can turn off potential homebuyers & even decrease the value of your home.
